The stock across Strathbungo, Shawlands and Langside

Strathbungo is the architectural set piece — Moray Place, with its Alexander ‘Greek’ Thomson terrace, and the surrounding streets of well-detailed terraced and flatted houses from the 1860s and 1870s. Shawlands, Langside and Battlefield are largely later, running from the 1890s through the Edwardian period, with red and blond sandstone tenements and a good number of terraced houses and villas around Langside and the Queen’s Park fringe.

Sash configurations vary accordingly. Earlier Strathbungo properties carry more astragal detail and smaller panes; the later tenement stock is mostly one-over-one plate glass in bay windows. What they share is construction: box frames with counterweights, cords and beads, every component of which can be repaired or replaced individually. That is the essential point about these windows — nothing about them is disposable.

Repair before replacement

Most of the enquiries we get from this area start with the same worry: the windows rattle, they are draughty, one of them will not open, and somebody has quoted for full replacement. In the great majority of cases full replacement is not necessary. Rattling is worn parting beads and can be fixed with draught sealing. A window that will not open is usually seized paint or a broken cord. Draughts come from gaps around the sash, not from the glass. Rot is normally confined to the sill nosing and bottom rail and can be cut out and spliced.

There is a cost argument as well as a conservation one. Repairing and draught proofing an existing sash window typically costs a fraction of replacing it, and Victorian frames were made from timber of a density that modern softwood does not match — a properly maintained original will often outlast a new unit. We will tell you at survey which of your windows genuinely need replacing, and we would rather lose the larger order than sell you one you do not need.

Conservation areas and planning

Strathbungo is a designated conservation area. VERIFY current boundary and any additional designations covering Shawlands, Langside and Battlefield on the Glasgow City Council online map before publication — do not assert designation for streets outside a confirmed boundary.

Where your property is inside a conservation area, the position since 24 May 2024 is that a matching timber sash and case replacement is permitted development requiring no application, provided it matches the existing on how it opens, the number, orientation and colour of the panes, and the dimensions and colour of the frame and astragals. A non-matching replacement on a road-facing elevation requires prior notification to the council. If the property is listed — as several Strathbungo properties are — listed building consent is required regardless. Repair work to existing windows sits outside all of this, which is another practical argument for the repair-first route.

Energy performance without losing the originals

The assumption that period windows have to be replaced to be warm is out of date. Brush and compression draught seals routed into the frame eliminate most air leakage and the rattle with it. Restored or reinstated internal shutters, where the property has them, are genuinely effective. Correct reglazing and putty renewal stops water sitting against the timber. Where more is needed and the property allows it, slim-profile double glazing can go into restored or newly made sashes. Taken together, that gets most houses to a comfortable standard while keeping the windows the building was designed with.

1. My windows rattle and are draughty. Do I need new ones?

Almost certainly not. Rattling is worn parting beads and draughts come from gaps around the sash. Both are solved by draught proofing and bead renewal at a fraction of replacement cost, and neither changes the appearance of the window.

2. Is it cheaper to repair or replace sash windows?

Repair, in most cases substantially so. Replacement makes sense when a frame has failed structurally or rot is extensive through the box, and we will tell you plainly when that is the case.

3. Will repairing my windows make the house warmer?

Yes. Draught sealing addresses the main source of heat loss in a sash window, which is air leakage rather than the glass. Combined with shutter restoration and proper reglazing it makes a noticeable difference.

4. Can you do just one window?

Yes. Single-window repairs are a normal part of what we do and there is no requirement to commit to the whole house.
