Dennistoun’s blond sandstone tenements were built for a working population and they were built well. A century and a half on, most of the original sash and case windows are still in the openings they were made for, and a growing number of owners here are choosing to restore them rather than rip them out. We work across G31 on everything from a single seized window to a full close elevation.
Dennistoun’s tenement windows
The area was developed largely from the 1860s through to the early 1900s, in blond and later red sandstone, with the classic Glasgow tenement plan: bay-fronted rooms to the street, plainer windows to the rear and the close stair. Most sashes are one-over-one plate glass, with earlier properties around the Duke Street end sometimes retaining more divided patterns.
Condition here varies more than in the West End, mainly because a lot of Dennistoun stock spent decades in the rental market where maintenance was minimal and quick fixes were common. We routinely find windows that have been screwed shut, cords cut and never replaced, sashes painted solid, and putty patched with filler. None of that is fatal. Underneath it, the box frames are usually intact and the timber is good. What looks like a window that needs replacing is very often a window that needs a day’s work.

Not everyone can do a whole flat at once, and we do not price as though they should. We are happy to quote per window, start with the worst two or three, and come back for the rest later. Where you are working to a budget, the sensible order is usually the windows that are letting water in first, then the ones that will not open, then draught proofing across the whole flat — which is the cheapest single improvement per pound and the one most people notice most.
For close projects, where several owners want work at once, we quote the elevation as a package. Sharing platform or scaffold access across multiple flats brings the per-window cost down significantly, and it keeps the frontage consistent. Conservation area position
Parts of Dennistoun are covered by conservation area designation. [VERIFY current boundary on the Glasgow City Council online map — designation does not cover the whole of G31 and copy must not imply that it does.]
If your building falls inside the boundary, the position since 24 May 2024 is that a matching timber sash and case replacement is permitted development and needs no planning application, so long as the new window matches the existing on opening method, pane arrangement, and frame and astragal dimensions and colour. If a proposed replacement would not match and the window faces a road, the council needs to be notified first and decides whether prior approval is required. Listed buildings need listed building consent regardless. Straightforward repair to an existing window does not engage any of this — another reason repair is the least complicated route as well as the cheapest.

1. My windows have been painted shut for years. Can they be opened again?
Yes, and it is often the best-value option. Where the box frame is sound, new sashes made to the original pattern cost considerably less than a full window and leave the external appearance unchanged.
2. Can I do the windows a few at a time?
Exposure. Bay and front-elevation windows take the driving rain and fail years before sheltered rear windows. It is normal, and it means a whole-house quote should not price every window the same.
3. Several flats in our close want work done. Is that cheaper?
In almost all cases, yes. Original decorative and stained glass can be retained, reset and reputtied during restoration, and where a pane is cracked it can usually be repaired rather than replaced wholesale.
